You need to get a Gas Safe registered engineer to handle a gas safety inspection every year on any property that you let. It’s a legal requirement under the Gas Safety (Installation and Use) Regulations 1998 that you should get a Gas Safety Certificate to give to your tenants.

A gas safety inspection involves a Gas Safe registered engineer coming to your premises and inspecting the gas appliances for gas tightness, as well as the flue flow and the burner pressure. When the inspection has been completed by the engineer and they’re happy that your appliances are safe, they’ll give you a Gas Safety Certificate. You must keep a record of the certificate for 24 months and give a copy to your tenants within 28 days of the inspection.

You’re legally obliged to carry out a gas safety inspection every year, but it is also a good idea to get another one carried out when the tenants in your property change. That real way you know that all your appliances are safe before they move in. You should also consider getting a carbon monoxide alarm installed in the property so tenants can be alerted to a potential CO leak, which can cause poisoning and lead to death.

Even if you don’t own a rental property, it’s best to have a gas safety inspection each year at your home to keep your household safe. With this and a yearly boiler service, you can ensure that your gas appliances are efficient and safe.

Abberley is a small village in North West Worcestershire, England. It sits in the middle of the River Severn and River Teme. It had a population of 830 in 2001.
There are three sides to the village of Abberley. The oldest part, The Village, has been around since the 12th and 13th century. The Common is the most inhabited side of the village and has a village shop and post office. There is also the primary school and village hall in this part. The Hill is mostly farmland, with a few houses and cottages standing on the steep slopes of Abberley Hill.
Abberley Hall is on the opposite side of Abberley Hill. It used to be a country house until 1916 when preparatory school Abberley Hall School moved its premises there.

There are two churches in Abberley. The longest-standing is the run-down St. Michael’s Church, but the chancel was restored and is still used for some services. St. Mary’s Church was erected between 1850 and 1852 to replace St. Michael’s to the north of the village.
